Abstract:This research studied the relationship between short-term rentals and the liveability of neighbourhoods in the Dutch cities of Amsterdam and Rotterdam. Findings are obtained through a literature review, an Exploratory Spatial Data Analysis and a Spearman’s rho correlation analysis. It has shown that although short-term rentals can be beneficial from a tourist’s perspective, they can negatively influence liveability as well. In this work, on the one hand, neighbourhoods with a current high density of short-term rentals have seen an increase in liveability over the 2012 – 2020 period, mainly due to their access to multiple amenities. On the other hand, the main ways short-term rental density can negatively influence the quality of life is through noise nuisance by neighbours, a poorer physical environment and less social cohesion.
