Abstract:
Due to the dietary trends by a large part of the population to adopt a more varied and healthy diet, together with the nutrition styles related to vegetarianism and veganism, agricultural products have once again taken center stage on the tables of each house. That is why a great opportunity has been seen to be able to satisfy the needs of consumers when it comes to acquiring the best organic product at the best price and for this reason it has been decided to carry out the construction project of an industrial warehouse that can process the raw materials of the farmers in order to be able to send the product both nationally and internationally. That is why the establishment decided to project it in the municipality of L'Ametlla de Mar, located in the South of Catalonia where the Ebro regions are highly rooted in the primary sector. Among the economic operations to be carried out are the extraction of the oil, the peeling of the almonds and the sale of native products of the region such as rice. The agricultural cooperative will be located in the industrial estate of the town, specifically in Polígono 47 Plot 42 on the TV – 3025 road. The plot has dimensions of 3442m2, close to land and sea infrastructures to distribute the product easily, and with an industrial warehouse of 2538.53m2 distributed in an underground parking, a ground floor and a loft or first floor. The ground floor encompasses the entire commercial and production area of the establishment, while the mezzanine is reserved for the administrative and management area of the building. The structure will be entirely made of prefabricated concrete where the services of Hormipresa Industrial and Prefabricats Pujol S.A. will be contracted. The planned production will be 875 moles of olives to be processed, 400Kg each consignment, and about 400 moles of almonds, about 200Kg each, which make up a viable and profitable project because, thanks to the financial analysis, an IRR higher than the update rate and an accumulated NPV of positive value.
