Abstract:
This project involves the design and development of an industrial building in Tarragona to house an official Porsche dealership and service workshop. The aim is to establish a modern and functional space capable of providing comprehensive sales and after-sales services for high-end vehicles, in response to the growing demand for the brand in the province. The activity is divided into two distinct areas: the workshop, where maintenance, inspections, and mechanical repairs will be carried out (excluding bodywork and painting), and the dealership, which will be dedicated to vehicle display, sales, and customer service. The building is designed to offer a premium experience, featuring a reception area, commercial offices, customer waiting areas, and exhibition space. All facilities have been sized and designed in accordance with the current Spanish Technical Building Code (CTE), including electrical systems, lighting, wastewater and rainwater drainage, and water supply. A fire safety system has also been included, as well as a waste management plan that ensures environmental compliance and operational safety. Finally, a comprehensive financial assessment has been conducted, taking into account the initial investment, potential subsidies, ordinary and extraordinary income, and associated expenses. The financial analysis shows a positive Net Present Value (NPV) of €1,067,909.27 and an Internal Rate of Return (IRR) of 18.13%, confirming that this is a viable and profitable long-term project.
